Spring Hill Home Sales for October

Spring Hill Home Sales were up 108 percent in October compared to October of 2010 with 54 closings compared to 26. The prices of Spring Hill homes increased also with the average sales price of $209,210 this October compared to $200,929 in 2010, and increase of 4 percent. Days on market dropped to 89 days compared to 114 last year. With only 368 Spring Hill homes currently listed in the Nashville MLS, the absorbtion rate is now down to less than 7 months. My assessment of the Spring Hill market is that it's made rapid improvements in the last year, but I think the big jump will happen when the I-65 expansion is completed in the next few months. The biggest complaint that most people have with Spring Hill is the traffic, and that issue will be taken care of. So I'm telling my customers that Spring Hill homes will probably sell much faster in the coming year.
