Green HillsGreen Hills Homes Sales Increase 28% in June - right along with the rest of the Nashville real estate market. As anyone would expect, when the number of sales increase, eventually the prices follow, and in this case, the prices of Green Hills homes sold were up 8% compared to June last year. The absorption rate of homes based on June sale now stands at 5.75 months and with only 213 Green Hills homes currently listed in the Nashville MLS, it seems like it might be very difficult for buyers to find a good selection.
  • 37 Green Hills homes sold in June compared to 29 last year, and increase of 28 percent
  • the average price of homes sold in Green Hills was $669,174 up 8 percent over last year
  • 23 Homes in Green Hills are currently pending sale
  • 213 homes are listed in the Nashville MLS as available for purchase
  • days on market is down to 108
  • the list price to sales price ratio is 96%
  • the average size of homes sold in Green Hills was 3744 square feet
Ok, that enough with the statistics, here is the real view from a realtor who has buyers looking to purchase homes in Green Hills, affordable homes (under $400,000) are very difficult to find, and when you do find one, it probably needs updating or maintenance. If it's in good move in condition, it will have multiple offers and probably get list price or very close to in within a few days. In the more expensive homes, the frenzy hasn't started yet, and it may not. It's not that the homes aren't selling, they just have fewer potential buyers and not as many offers. Due to the cost of building in Green Hills, I expect price to continue upward for a considerable length of time.

Nashville Million Dollar Homes Sales for May 2012

Nashville Million Dollar Homes Sales Increased 29% in May -  Following the trend taken by the rest of the Nashville real estate market  with 22 closing on Nashville homes listed at over a million dollars, compared to just 17 last May. The median sales price for Nashville million dollar homes was $1,280,000, and the median size was 5926 square feet.

  • 22 Nashville homes sold that were listed for over $1,000,000 in May
  • the average price for homes sold was $1,830,160
  • the average size of Nashville Luxury homes sold was 6944 square feet
  • average days on market was 104
  • the median price was $1,280,000
  • 26 homes are pending sale
  • 404 homes are currently listed in the Nashville MLS over $1,000,000 in the Nashville area

Million dollar homes sold in Nashville during the month were in the following areas.

As you can see, almost all of the Nashville million dollar homes sold in April were on the south side of Nashville in Belle Meade and Green Hills, or in Williamson county in Franklin and Brentwood. It’s easy to tell that the luxury real estate market is improving based on the increase year over year, but also by the fact that builders are now building luxury homes again. Nolensville Homes Sales for February 2012

Nolensville Homes Market Report February 2012 - February is usually one of the slowest months of the year for real estate sales, and this year may turn out to be more of the same, but if it is, the rest of the year will be really busy. 17 Nolensville homes sold in February this year, compared to 11 last year, an increase of 55%. The average sales price for Nolensville homes was $294,150 and the average days on market was down to 53. All of this is great, but the real indication of what's happening in Nolensville is the 75 homes that are pending sale. Consider that only 128 Nolensville homes are listed as available for purchase, and 52 of those are still under construction. Nolensville is a new home construction market with most of the homes being sold before they are finished.

Nolensville has become a fairly busy small town lately as property in Brentwood has become too expensive to build affordable homes. A lot of people are driving just a few more feet down Sunset road to Nolensville in an attempt to get a better value. It wasn't too long ago when you were very likely to find tractors driving down Nolensville road to pickup a load of feed at the Nolensville feed store. The biggest concern for long term buyers will be the schools, but Williamson county schools have always been able to manage increases in attendance and build new schools when necessary. Spring Hill Homes Market Report for February 2012

Spring Hill Home38 Spring Hill homes closed during the month of February and the average price of Spring Hill homes was $199,699. Compared to the 38 sales last February at $200,373, you would have to say that the Spring Hill real estate market is very stable. But the next number blows that theory out of the water. We currently have 92 Spring Hill homes pending sale. Yes, that's what I said, 92 pending and another 64 Spring Hill homes under contingency contract. Leaving only 325 Spring Hill homes available for purchase. I've been saying if for months, but this is turning into a full bore sellers market, and the buyer frustration is starting to show.

  • 93 Spring hill homes are currently pending sale
  • 64 homes are under contingency contract
  • days on market for sold homes average 84
  • 325 Spring Hill homes are listed in the Nashville MLS as available for purchase
  • the average sales price for the month of February was $199,699

Spring Hill is in transition from a buyers market to a sellers market, and I expect the inventory levels to become very tight and prices to rise in the near future. Green Hills Real EstateGreen Hills real estate market report for January 2012 shows that some of the more exclusive homes are starting to move. The average price of Green Hills homes sold was $856,468, but the median was only $452,500. Several Green Hills homes closed during the month that were over $2,000,000, raising the average significantly. 16 Green Hills homes closed and 12 homes are pending, with 189 single family homes available for purchase. Average days on market is down to 128 days and average size of homes sold and pending seems to be trending upwards with the median size of Green Hills homes sold now at 3265 square feet.
