Nolensville Homes Sales for February 2012

Nolensville Homes Market Report February 2012 - February is usually one of the slowest months of the year for real estate sales, and this year may turn out to be more of the same, but if it is, the rest of the year will be really busy. 17 Nolensville homes sold in February this year, compared to 11 last year, an increase of 55%. The average sales price for Nolensville homes was $294,150 and the average days on market was down to 53. All of this is great, but the real indication of what's happening in Nolensville is the 75 homes that are pending sale. Consider that only 128 Nolensville homes are listed as available for purchase, and 52 of those are still under construction. Nolensville is a new home construction market with most of the homes being sold before they are finished.

Nolensville has become a fairly busy small town lately as property in Brentwood has become too expensive to build affordable homes. A lot of people are driving just a few more feet down Sunset road to Nolensville in an attempt to get a better value. It wasn't too long ago when you were very likely to find tractors driving down Nolensville road to pickup a load of feed at the Nolensville feed store. The biggest concern for long term buyers will be the schools, but Williamson county schools have always been able to manage increases in attendance and build new schools when necessary. Spring Hill Homes Market Report for February 2012

Spring Hill Home38 Spring Hill homes closed during the month of February and the average price of Spring Hill homes was $199,699. Compared to the 38 sales last February at $200,373, you would have to say that the Spring Hill real estate market is very stable. But the next number blows that theory out of the water. We currently have 92 Spring Hill homes pending sale. Yes, that's what I said, 92 pending and another 64 Spring Hill homes under contingency contract. Leaving only 325 Spring Hill homes available for purchase. I've been saying if for months, but this is turning into a full bore sellers market, and the buyer frustration is starting to show.

  • 38 Spring hill homes sold in the month of February
  • 93 Spring hill homes are currently pending sale
  • 64 homes are under contingency contract
  • days on market for sold homes average 84
  • 325 Spring Hill homes are listed in the Nashville MLS as available for purchase
  • the average sales price for the month of February was $199,699

Spring Hill is in transition from a buyers market to a sellers market, and I expect the inventory levels to become very tight and prices to rise in the near future.
