Green Hills mall

Green Hills Mall has some of the best shops in the southeast, so during the Christmas season, traffic in Green Hills goes from just annoying to very frustrating. Here is a few tips to avoid  Hillsboro road, and the most congested traffic in Tennessee.

  • If coming from the south, use Granny White turn left on Lone oak, and left on Overhill to cross Hillsboro road. When you cross Hillsboro rd you will be on hobbs, take the first right on Hillsboro Circle ( it runs parallel to hillsboro rd, it's just not as crowded),and continue north past Abbott Martin to the mall parking garage on the right.
  • If coming from the north, take I-440 to Belmont Blvd travel south to right on Glen Echo drive. You will have to cross Hillsboro rd at the end of Glen Echo.

Nashville Real Estate Sales Increase 58 Percent in November

Nashville real Estate Sales increase 58 percent in November

There were 1,973 home closings reported for the month of November, according to figures provided by the Greater Nashville Association of REALTORS®.  This figure is up 58.7 percent from the 1,243 closings reported for the same period last year. .

There were 1,742 sales pending at the end of the month, compared with 1,267 pending sales at this time last year.  The average number of days on the market for a single-family home was 82 days.

The median residential price for a single-family home during November was $158,500, and for a condominium it was $144,400.  This compares with last year’s median residential and condominium prices of $165,500 and $150,000, respectively.

Franklin Sewer Assessment Districts

Franklin Sewer Assessment Districts - The city of Franklin has implemented new policies and procedures for homes that are currently on septic tanks, but have access to Franklin City Sewer lines.

The following information was gathered by the Williamson county association of realtors. Click here for more on Franklin Sewer assessments.


A Sewer Assessment District allows property owners within the defined area to reimburse the city over time, usually 20 years, for all expenses related to extending the sanitary sewer line.  The portion of the assessment allocated to individual property owners is based on each property’s appraised value, with all property owners paying their portion of the total project cost.  Payment of the assessment is the responsibility of the current property owner.  Remaining balances are not transferable and must be satisfied before the property can be sold.

The last part of the paragraph is the one that gets my attention. If you have Franklin real estate that you want to sell or buy, and it's on a septic tank, you need to know if the special assessment applies. If it does, the homeowner will have to pay it before it can be sold.

Nashville Home Sales Were up 22 Percent in October

214 cobblestone 005 Nashville Home Sales Were up 22 Percent in October - With  2,145 home closings compared to 1748 in October of 2008 reported in Greater Nashville area for the month, 
The median price for a single-family Nashville home during October was $160,000 and for a condominium it was $144,000. This compares with last year's median residential and condominium prices of $170,000 and $152,500 respectively. The sales price of single family Nashville home was down 6 percent compared to the same month last year 
Inventory at the end of October was 23,398, compared with 24,043 in October of 2008. Single-family residential inventory is down significantly and is now in the range of about an 8-month supply - which is much more in balance than has been the case recently.

Hendersonville real estate market report for June

Real Estate sales for the month of June in Hendersonville are Much improved, as are the surrounding areas of Nashville. With 78 homes closing in the month of June, and 89 homes pending, we expect the rest of the summer to greatly reduce the 651 homes remaining in inventory.

The average price of Hendersonville real estate sold in the month of June was $231,517. The average size of homes sold in Hendersonville was 2555 square ft.

Nashville- Will the affordability index ever be better than now, since it;a at it historical best.?
The fact is that we may never see interest rates this low again, and prices are not going down any more. It would not be unreasonable to think that interest rates could go as high as 7 or 8 percent when the inflation kicks in. That affordability index will change considerably when the monthly payments go up 30 percent for the same price home.

All medically eligible patients who are accepted for treatment at St. Jude are treated without regard to the family's ability to pay. St. Jude is the only pediatric research center where families never pay for treatments that are not covered by insurance, and families without insurance are never asked to pay. In addition to providing medical services to eligible patients, St. Jude also assists families with transportation, lodging, and meals. Three separate specially-designed patient housing facilities-Grizzly House for short-term (up to two weeks), Ronald McDonald House for medium-term (two weeks to 3 months), and Target House for long-term (3 months or more)-provide housing for patients and up to three family members, with no cost to the patient. These policies, along with research expenses and other costs, cause the hospital to incur more than $1.5 million in operating costs each day. Around $180,000 is covered by patient insurance, the remaining $1.34M/day is funded by charitable contributions.

Franklin tn real estate market report may 2009









Franklin Tennessee - Real estate sales are picking up as we head into the summer season. I expect the momentum of buyers to increase as the economy continues to improve.
One of the expected consequences of an improving economy is higher interest rates. I'm telling my buyers that if they are considering refinancing, or purchasing, to get it done soon.
The inventory level of homes in Franklin is still enough to be called a buyers market, but if pending sales continue to increase, expect that to change soon.
