Westhaven sales - Google Docs
Sales in Westhaven have made rapid improvements recently. Westhaven sales so far in May have exceeded any previous month this year, and even exceed the month of may for last year. I expect the trend to continue as this community grows into the showcase of Franklin.

Spring Hill real estate - Longview recreation center will be open for business on April 14th, 2008. The city planners are looking to improve the quality of life by expanding the recreational opportunities in Spring Hill. Other projects on the planning board is a New YMCA on port royal near Marvin Wright elementary. A recreation park at the intersection of Kedron and Port royal has been in discussion for years. The plan is to have 2 football fields, 2 soccer fields, a basketball court, and picnic facilities. Neighborhoods that will benefit for the new Recreation center are Wakefield, Newport Crossing, Wades Grove, Campbell station, Spring Hill place, and many more. Most of the neighborhoods in Spring Hill and Thompson's station at less than a 5 minute drive the Longview recreation center.

Deerwood Arboretum in Brentwood Tennessee
It's a 27 acre park located on the west side of Brentwood.
In 1975, the City of Brentwood purchased farm land to build a waste water treatment plant. The city grew quickly, and the plant was quickly replaced.
In 1987 the treatment pits were filled and the land was developed into a nature park. 15 of the 27 acres are in flood plain, and the little harpeth river borders the park for 1/2 mile.
The park officially open in 1992 and was named for the the street that accesses it. Deerwood received accreditation as a certified arboretum in 1992. At that time it contained over seventy varieties of native trees.

What I expect from clients
- Price the property appropriately for the market conditions. I know the market conditions, listen to me, I'm an honest person trying to help clients get the most for their Nashville real estate. If you price it too high, you will just sell your neighbors property.
- Keep the home clean and presentable. You never know when a potential buyer of your home will drive by with a real estate agent, see the sign, and ask to come it. It happens a lot, so be prepared for it.
- Keep the home in good repair. If the home is 5 years old or older, have an inspection done by a reputable home inspector who know Nashville real estate codes. If you don't know what a home inspector does, read Michael THorntons Blog. When you get the report, make the recommended repairs. Show the report to prospective buyers and buyers agents when the property is shown. It will eliminate any worry that a buyer may have about older properties.
- Be prepared to move. A lot of people have 30 days or less to move. If you are planning to buy, have a list of Nashville real estate homes that meet you criteria so that you can start the negotiation as soon as your home is under contract.
- Be a reasonable negotiator. That doesn't mean give everything away, it just means to look at the big picture. What does it cost to keep the home for another month? Are you living in the home, or is it vacant? Are you paying two mortgages? Those things factor into the big picture cost of owning the home. Buyers are unpredictable, and sometimes that make some strange offers, or strange demands. Let me help you make sense out of what they really want, and then you can negotiate on reasonable terms.
- Be honest with me. I have a code of ethics that I must follow, so tell me the whole story, not just what you want me to hear. I cannot help unless I have information.

Man Made Waterfalls - Do they improve the value of Estate Property?
Nashville real estate - At the Nashville home and Garden show this past weekend, I happened upon a display for Tranquil Waterscape Designs. Randy Young spent quite a bit of time with me explaining what they do, and how it can improve the value of property. The waterfalls and the sound associated with running water is very soothing to most people, and in a home that needs landscaping , it can be a real difference maker. In neighborhoods like the Governors club in Brentwood with 27 homes for sale over a million dollars, and Laurelbrooke in Franklin with 20 homes over a million, I would consider something like this to make my home stand out from the rest. No chemicals are involved, and it's completely safe for children and pets. And unlike a swimming pool, the water is shallow, so children are in no danger.
