I believe that prices will continue to rise as buyers are searching for alternative to the high prices in Franklin, and causing a shortage of inventory in Spring Hill. The absorption rate of Spring Hill homes based on May sales is down to 4 months.

• 58 Spring Hill homes sold in the month of May compared to 79 last year
• the average sales price for homes sold was $284,906 an increase of 10% over May of last year
• average days on market is down to 51 days
• 110 homes are currently pending sale
• the list price to sales price ratio was 99%
• the absorption rate of homes based on May sales is now 4 months
• 231 Spring Hill Tn homes are currently listed in the Nashville MLS as available for purchase, but 94 of those homes are new and probably still under construction and 34 are under contract

Spring Hill homes sales will continue to rise as the homes are a bargain compared to similar homes in Franklin. With the completion of the I-65 widening some time later this year, access to Spring Hill during rush hour should be much easier and will probably increase the volume of sales almost immediately.
