Franklin Tn Homes August 2011

Franklin Tn Homes sales for August 2011 were a continuation of the trend we've seen for the last few months. Franklin Tn homes prices were higher than they were last August, and the number of closings were up also.

• 129 Franklin Tn homes closed in August 2011 compared to 128 closing last years
• the average sales price for Franklin Tn homes $393,686 compared to $381,243 last August a 3 percent increase
• 137 Franklin Tn homes are currently pending sale insuring that September should be strong.
• the average size of Franklin Tn homes sold was 3199 square ft compared to 3051 square ft last August
• 947 Franklin Tn homes are currently listed in the Nashville MLS as available for purchase
• The absorption rate for Franklin Tn homes based on August sales and current inventory is 7 months

Franklin Tn homes have been increasing in prince for several months now, and the trend for buyers to purchase smaller homes seems to be reversing. Statistics are telling us that the averages on prices and sizes are now both going up. Buyers are moving to Franklin Tennessee for many reasons, including Williamson county schools, low property taxes, fantastic shopping and dining, and an easy 20 minute commute to downtown Nashville. Franklin Homes Market Report July 2011 - 154 Franklin homes sold in July with another 125 homes currently pending, not exactly what most home buyers would expect if you had been reading the paper or watching the news.

The fact is that Franklin always seems to have a more robust real estate market than the national or even Nashville market. With 1001 Franklin homes currently available for sale, the current absorption rate is now down to 6 months. Most experts call that a balance real estate market, but as always, there's more to the story. In the more affordable price ranges of Franklin homes of up to $400,000, the absorption rate is actually down to 4 months, and a lot of the homes listed are not even built yet. What does it mean for buyers? Affordable homes in Franklin are going fast, and you can forget about the builders scaling up to meet demand, it's not going to happen.

• the average sales price for homes sold was $374,831
• average days on market was 89
• average size of Franklin homes sold in July was 2985
• 125 Franklin homes are currently pending sale
