Franklin Homes Market Report July 2011 - 154 Franklin homes sold in July with another 125 homes currently pending, not exactly what most home buyers would expect if you had been reading the paper or watching the news.

The fact is that Franklin always seems to have a more robust real estate market than the national or even Nashville market. With 1001 Franklin homes currently available for sale, the current absorption rate is now down to 6 months. Most experts call that a balance real estate market, but as always, there's more to the story. In the more affordable price ranges of Franklin homes of up to $400,000, the absorption rate is actually down to 4 months, and a lot of the homes listed are not even built yet. What does it mean for buyers? Affordable homes in Franklin are going fast, and you can forget about the builders scaling up to meet demand, it's not going to happen.

• the average sales price for homes sold was $374,831
• average days on market was 89
• average size of Franklin homes sold in July was 2985
• 125 Franklin homes are currently pending sale
• 1001 Franklin homes are currently listed in the Nashville MLS as available for purchase

Providence Home Sales for July 2011

I am always amazed at people who are moving to Nashville, and don't really have a plan on how to make the most of the opportunities that Nashville has to offer. If I get the opportunity to help, I start out by asking what I think are basic questions.

• Where will you be working? Nashville is spread out and it can be very time consuming to drive across the city to work every day. If possible, I recommend that you purchase your home in a location that keeps your commuting to a reasonable time.
• Are schools important to you? If so, I would look for the schools first before looking at homes. In the Nashville area, the schools in Williamson county have the best test scores of public schools and as you might expect, home prices are a little higher because of the demand. In my opinion, owning a home in Brentwood to have access to the best schools just makes sense if you can afford it. If not, look at Franklin or Spring Hill.
• What type of activities are important to you? If you are a boating fanatic, Nashville has two lakes on the east side of town that might be interesting to you. Old Hickory lake is the only one that allows boat docks on private property. If you love the downtown activities of Predators hockey, the Tennessee Titans, Vanderbilt sporting events, the music events, then you may be interested in the downtown condos or homes in Green Hills or Belle Meade.
• Is shopping your thing? Let me tell you about the Mall at Cool Springs, with over 100 places to eat in the immediate surrounding area.

The real point is this, Find out where you will be working and spending your time, then purchase the best home you can find in that area. That's what a good realtor does. I can't tell you how many people I've moved from Bellevue to Franklin because of the schools, or from Murfreesboro to Brentwood to reduce daily commuting time by over an hour. Mortgage Rate Remain Low for Nashville Real Estate

Interest rates on 30 year loans fell to 4.79 percent in June for loans of less than $417,000. Add that to the fact that housin prices have increased in most major cities for the last two months, and it seems like the perfect storm in real estate. Most experts believe that rates will remain low for the rest of the year. Search for Nashville real estate here.
