Polk Place Homes In Franklin TN - April 2015

Polk Place Homes In Franklin TN - April 2015Franklin Tn HomePolk Place Homes In Franklin TN - April 2015

Polk Place homes have lately been selling like girl scout cookies with 4 closings in the month of March and 6 homes currently under contract, leaving only one home available for purchase. The absorption rate on Polk Place homes now based on these numbers is one week. As crazy as it seems, this is now the market for affordable homes in Franklin. Almost every home in Polk Place is priced in the $400,000 to $500,000 range, in the sweet spot of affordability with an average price per square feet of around $130.
  • 4 Polk Place homes sold in the month of March
  • the average price of homes sold was $426,325
  • 6 homes are currently under contract to close
  • 1 Polk Place home is available for purchase
I expect the demand for homes in Polk Place to continue as builders in Franklin will have trouble finding lots, and the cost to develop land continues to rise at a rapid pace. With all the new regulations place on building to codes, and the fees and taxes levied on new homes continue to rise, affordable housing in Franklin seems to be a thing of the past.

The Best Franklin Elementary Schools

The Best Franklin Elementary Schools

Clovercroft ElementaryWhat Are the Best Franklin Elementary Schools - I get this question a lot, and if you base the answer on test scores, it's a fairly easy answer. If you start to include opinions of parents and students, it becomes more subjective. I also think that comparing a magnet school to a typical public school is not a fair comparison. Magnet schools in general only allow the best students, giving them an unfair advantage. All of the Franklin elementary schools are ranked in the top 20% in the state with most in the top 10%. With all of that explanation behind me, I'll go ahead and give you the rankings based on TCAP scores. Clovercroft is the top Franklin elementary school an the top traditional public school in the state. By the way, if you click on the school name, it will give you a list of all available homes in that school district. The numbers are average TCAP scores The bottom schools on the list are all in the Franklin special school district, all of the others are part of the nationally recognized Williamson county school system. Commission OKs Town Center changes, 100 homes near Split Log Road - Brentwood Home Page

Commission OKs Town Center changes, 100 homes near Split Log Road - Brentwood Home Page

Brentwood City Commissioners passed an ordinance Monday night that
reverts a number of regulations in the city's Town Center district to
tighter, stricter building restrictions, but decided to address a
residential ban in the area in February.

The Board also chose to forego an exemption on a proposed five-story hotel affected by the new regulations. As a result, the project no longer is in compliance with the city's ordinance, and is effectively abandoned.

Commissioners also approved, 4-3, a motion to direct city staff to explore a possible ban of all residential use in the Town Center area. City staff will draft possible options in the coming weeks for City Commissioners to consider.

Please check back Tuesday with Brentwood Home Page for full coverage of this meeting. For previous coverage, visit here.

Two new developments, which will bring over 100 homes to the area off Split Log and Ragsdale roads, were also approved Monday night.

Commissioners decided to add an amendment that would place removable
roadblocks on a connection between Glenn Abbey and Northumberland
subdivisions.
